What we structure,
and why.

The summaries below are recent UAE mandates. Each sets out the client’s position, the constraint that prevented a standard mortgage, and the facility we structured in response. Clients are anonymised, figures are rounded or shown as ranges, and identifying details are omitted.

Three villas brought into one facility, with a fourth purchase to follow

The position

The client held three completed villas, each with its own mortgage. Two were vacant, the properties were registered in more than one name, and the client needed capital to complete on a fourth villa within weeks.

How we structured it

  • Brought the three villas into a single facility, refinancing the existing mortgages
  • Sized the facility on market rents for the vacant units, supported by the client’s business income
  • Used the client’s operating company as the borrowing entity, so the title deeds could stay in their existing names
  • Allowed for the fourth villa to be added to the same facility on purchase

The outcome

The structure replaces three mortgages with one lender and one set of terms, and releases equity towards the next acquisition.

An unencumbered portfolio funding the next acquisition

The position

The client owned a portfolio of debt-free Dubai properties, earning rental income rather than a salary. They wanted to buy a further unit without selling anything or committing most of their cash.

How we structured it

  • Secured the release against a small number of tenanted units only
  • Sized it on the property value and the rent those two units produce
  • Left the rest of the portfolio unencumbered and outside the facility

The outcome

The release covers most of the purchase price, leaving the client to fund a smaller balance plus purchase costs. The portfolio grows by one property and every existing asset is kept.

Releasing equity as an alternative to selling a penthouse

The position

An owner living outside the UAE was preparing to sell a prime Palm Jumeirah penthouse. Selling would have crystallised the gain and taken a prime asset out of their portfolio.

How we structured it

  • Proposed releasing equity against the penthouse instead of selling it
  • Used registered rental and sales evidence to compare options, and identified a branded residence on the Palm with stronger rents

The outcome

The structure lets the owner keep the penthouse and add an income-producing branded residence, instead of selling.

Overseas wealth deployed into Dubai off-plan handovers

The position

Most of the client’s wealth was held in assets outside the UAE. They wanted to buy Palm Jumeirah residences close to handover without first selling their overseas holdings.

How we structured it

  • A short-term facility from an international lender to fund the handover payments
  • UAE bank finance once each unit completes, on market value and supported by rental income
  • Planned reviews at six and twelve months to rebalance on market value
  • A phased sale of overseas assets to repay the remaining short-term debt

The outcome

The plan lets the client move capital into Dubai on their own timetable instead of selling overseas assets first, with each stage matched to a lender suited to it.

Interest-only terms for an investor near the bank age limit

The position

The client held a portfolio of Dubai units and was close to the age at which UAE lenders cap the loan term. The bank offer was amortising, so a short term meant high monthly repayments.

How we structured it

  • Structured a five-year facility that ends within the age limit
  • Set it on interest-only terms, so the monthly payment covers interest and the capital is repaid at the end
  • Included a family member on the loan agreement, with the underwriting based on the client

The outcome

Monthly payments are much lower than under the amortising offer, within the term lenders allow. The capital falls due at the end of the term, to be repaid by sale or refinance.

Two vacant apartments used to buy a third

The position

The client owned two completed mid-market apartments. Both were vacant, so they produced no rent and gave a rent-based lender nothing to size a loan on.

How we structured it

  • Released capital against the two vacant units, sized on their value with the client’s wider financial position as support
  • Used the released capital towards the purchase of a third property, financed in the same structure
  • Presented the whole arrangement to the lender as one case rather than three separate loans

The outcome

The structure grows the portfolio from two properties to three, using capital that was previously sitting idle.

Structured: facility designed and proposed to the client and lenders. Completed: funds drawn. These summaries illustrate our approach; they are not an offer of finance, and terms in any case depend on valuation, lender credit approval and due diligence.
